Why Bay Area homeowners choose ADORE
Building an ADU in the Bay Area means navigating some of the most demanding zoning, seismic, and utility requirements in the country. Here is how we make that manageable.
Both construction methods under one roof
Most Bay Area ADU builders sell one product. We evaluate your lot and recommend a manufactured model or a fully custom Signature build based on access, slope, setbacks, and budget.
Pre-approved plans in 30+ jurisdictions
Where cities have adopted pre-approved ADU programs, our drawings are already on file, which removes months of plan-check back and forth.
Turn-key from feasibility to final inspection
Site survey, design, structural and Title 24 engineering, permitting, utilities, foundation, install, and finish work are all handled by one accountable team.
Transparent, itemized pricing
You see a line-item breakdown before signing, including soft costs and city fees that other builders leave out of the headline number.

Bay Area ADU questions, answered
What does an ADU cost to build in the Bay Area?
Most Bay Area ADUs land between $250,000 and $450,000 all-in, depending on size, site conditions, utility connections, and finishes. ADORE Homes models start around $257,900. Every figure is an estimate and is non-binding until we complete a site visit and feasibility study.
How long does it take to build an ADU in the Bay Area?
Plan on roughly 10 to 16 months end to end. Design and feasibility take 1 to 2 months, permitting typically 3 to 6 months depending on the jurisdiction, and construction 4 to 8 months. Our pre-approved plans shorten the permitting stage significantly in participating cities.
Do I need a permit for an ADU in California?
Yes. Every ADU requires a building permit, and most also require planning review, utility coordination, and in some cases school or impact fees. ADORE Homes manages the full permit package on your behalf, from drawings through final inspection.
Which Bay Area cities do you build in?
We build across the greater Bay Area, including San Jose, Santa Clara, Sunnyvale, Palo Alto, Mountain View, Cupertino, Fremont, Redwood City, San Mateo, Hayward, Oakland, Berkeley, Walnut Creek, and surrounding communities. We hold pre-approved plans in more than 20 jurisdictions.
What is the difference between a manufactured and a site-built ADU?
A manufactured ADU is produced offsite in a controlled facility and craned onto a prepared foundation, which shortens the construction window and reduces weather risk. A Signature site-built ADU is constructed entirely onsite, which allows full customization of layout, footprint, and finishes. We match the method to your lot, budget, and goals rather than pushing one approach.
Can I rent out my ADU?
In most Bay Area jurisdictions yes, for long-term tenancy. Short-term rental rules vary by city and some prohibit stays under 30 days. We will flag the specific rules for your address during your feasibility study.
How much value does an ADU add to my property?
Bay Area homeowners commonly see an increase equal to or above their construction cost, plus rental income that frequently exceeds $2,500 per month. Actual appraisal outcomes depend on your neighborhood, the ADU size, and the rental market at the time of sale.
Are you licensed?
Yes. ADORE Homes holds CSLB license #1145340 and HCD license #DL1573381, covering both site-built construction and manufactured housing installation in California.
