In most cases, yes. Effective January 1, 2020, the governor of CA signed into law a new framework addressing the ongoing housing crisis in the state. The new law seeks to clarify and improve various existing provisions in order to promote the development of ADUs. These include allowing ADUs to be built concurrently with a single-family dwelling, opening areas where ADUs can be created to include all zoning districts that allow single-family and multifamily uses, modifying fees from utilities such as special districts and water corporations, limited exemptions or reductions in impact fees, and reduced parking requirements. What it means in simple terms is that we take care of everything for you – from obtaining the required permits from your city’s Building and Planning department, laying the foundation, delivering the unit to your backyard and locating a qualified tenant for your Adore Home (if you wish).
There are several benefits associated with modular building construction. Aside from improved durability and superior quality than traditional stick-built structures, factory-built structures such as Adore Homes construction, significantly reduces project site traffic, noise, safety risks, and overall neighborhood disruption. With most of the construction completed offsite, limited personnel is needed on site. This reduces the labor costs for the project. Weather-related delays are reduced as the building construction is not subject to weather conditions. Moreover, all trades are located in one location and supervised by professional engineering teams in the manufactory. A such, structures are built to the highest standards and projects can be completed 50% sooner than traditional construction.
The primary difference between modular construction and site-built construction is that modular construction is performed in a manufacturing facility and the completed unit is transported to the site for installation and final finishes.
Cost savings are inherent when using modular construction because the actual construction is taking place in a manufacturing facility where all trades are located in one place. The factory also provides protection from any weather condition with less opportunity for delays. In addition, building materials are not exposed to any adverse weather conditions or left unattended on-site where vandalism and theft could occur. Yes. Adore Homes are constructed stronger than site-built homes due to high-quality, precision construction techniques that take place inside a state-of-the-art factory. Assembly of the modular components and the way it is tied into the foundation, make the overall structure just as strong or stronger as any other residential or commercial building.
Absolutely. Adore Homes are constructed by a workforce specialized in this method of construction. The team includes quality control staff that inspects each phase of the construction of each Adore Home. A third-party inspection agency approved by the state also verifies quality and code compliance at various stages of the project. Adore home arrives at your backyard already permitted and approved. You will only need a final inspection by your city which takes couple of days to complete.
Modular buildings are constructed in a highly controlled environment that complies with the highest building codes. Each Adore Home is inspected and permitted just like a traditional structure would. These inspections assure superior quality over on-site traditional construction. Since the process involves the unit and its components being driven down the road at 55 MPH, factory-built buildings are built more stringently which results in tighter structures, improved durability, and higher quality than on-site constructed buildings.
We offer several exterior and interior customization and color options. There are several elements that are not so customizable such as the interior layout. We will work with you to customize the unit to the best extent possible. The main reason Adore Homes are less customizable compared to traditional built is because our product is manufactured in a controlled factory environment that guarantees consistent quality and control and timely delivery.
