For Adore Homes, the answer is yes! It was 5-star service. Weekly emails, flexibility with upgrades, help with concrete and landscaping research/bids. Short summary: 2 bed/2 bath, 704 sq ft, $272,000. Contract signed Dec 2023. Survey July 2024, Oct 2024 ADU arrives. (Six months permit, three months of land prep). I met with 5 stick build companies and 3 pre-fab ADU. The stick builds seemed more expensive. One gave me an idea to completely demolish my house, another tried to push me to a J-ADU. One pre-fab only offered a 2 bedroom, 1 bath. I helped design a 2 bed/2 bath for another ADU company and they wanted to charge me $20,000 for the design and another $100,000 for delivery even though it was my design! I had a plot of land in the front yard that I was tired of taking care of and it was just sitting there. I checked the city permit site and saw that Adore Homes was a preferred vendor. I went to their website and saw that there were over 60 models in various layouts and price ranges. https://adore-homes.com/our-homes/ I signed the contract around December 2023 as they had a year-end discount if you sign before the end of the year. Pros: They send you a weekly status report. A Slack channel was setup but I never joined. You can also "design" some elements of the ADU. Appliances are included for free: stove, microwave, dishwasher, fridge (in black, stainless is an upgrade cost). Tip: I wanted to know every single cost before I signed the contract. I choose the "upgrades" and was able to "design" or make some changes before I signed the contract. The upgrades I choose: stainless microwave, stove, fridge. The fridge was surprisingly huge with double doors and under pullout freezer (nice surprise)! An undermount sink (ended up being a farmhouse style undermount sink). Quartz kitchen and bathroom counters upgrade. I kept the floor as free vinyl (it actually looks good like real wood!), upgraded would have been vinyl plank or hardwood but for the size and price, I didn't think it was worth it. Design/modifications: I wanted the kitchen cabinets to touch the ceiling because I didn't want dust to pile up. I asked for bathroom sinks to be undermount. Instead of windows in each bedroom, I asked for sliding doors. I also asked for the unit "master" to be longer (3 feet longer) and to include two sliding glass mirror closet doors. And a mirror sliding door in the other bedroom. The front entry to be French doors vs a single entry door. All the windows, balcony doors, and French door had blinds included (another nice "free" surprise). I added a deck. I requested that each side of the house have a water faucet and electricity outlet. I asked for the free fiberglass shower but got a "free" upgrade that looks like quartz but it's vinyl? Separate: I had them concrete all around the ADU property. Here is the high-level timeline: Dec 2023 Signed contract July 2, 2024 Land survey July 8 - July 31, 2024 Frame structure Aug 2, 2024 - Wood removed from structure **Oct 21, 2024 - ADU arrives on truck from LA! *I live near a school and alot of parents said "this morning at 8am, there was no house...and now at 10am, there's a new house!" It was pretty amazing. Oct 27, 2024 - Trenching for water and electricity. This started earlier but continued once the ADU arrived. Oct 29, 2024 - Started on deck Dec 2, 2024 - Gutters installed Dec 6, 2024 - Deck arrives Jan 8, 2025 - Concrete clearing. Note: I asked for concrete landscaping after ADU arrived. They asked 3 contractors and gave me the best quote. Jan 18, 2025 - Rebar prep Jan 22, 2025 - Concrete pour March 10, 2025 - Official address put on! When I buy another property, I will definitely contact Adore Homes again. They responded to emails within 1 day and all of my requests were fulfilled. Adore Homes Review It’s a process. We wanted to build a larger ADU in the backyard of our Campbell home for our son, daughter-in-law, and grandson. One of our concerns was to have at least a 1,100 sq foot unit so that its size would allow room for many years. Having a good floorplan and space efficient storage inside the unit helped it feel more long-term. We had explored two other ADU companies before a friend suggested Adore Homes and we visited their showroom. Adore Homes had the largest number of floorplans and the most adaptability of either of the two previous ADU vendors we had considered. We met Tom at the showroom and he helped us through the decisions of which model would give us what we wanted and fit on our property. He came to our property and measured and marked off where the unit could fit. He then contacted the City of Campbell with a possible concern and let us know that the size unit we wanted would fit. We chose the 1,173 sq foot, 3 BR, 2 bath model and signed on the dotted line. Then we were assigned a project manager, and admin. That part did not go so well as both were new to the company and not up and running. We worked on and submitted our initial factory modification choices to the factory for pricing. This first project manager submitted our ADU plans to the city for the building permit. Then the holidays came along and not much happened—or seemingly from our point of view. In February this first project manager quit and we were assigned a new project manager, Kevin, who has been with Adore Homes for a while. We were also assigned a new admin, also a well-seasoned employee. Then things greatly improved. Both Kevin and Arlene communicated frequently and effectively with us. We received weekly updates through online platform and by email. We were so happy. We got our building permits in mid-March. Beginning of April, they assigned us a contractor and they began building the foundation. On June 10, the factory-made ADU was shipped in two parts and craned over our house into the backyard and plopped down on the new foundation. It was a momentous day, lots of fun and a neighborhood spectacle. Kevin was so honest in providing us a good finished product. The whole project lasted 3 years, including soil survey, multiple city permits and PGE permits. Even it took so long, my experience with the Adore team is exceptional. Choosing the right ADU builder to work with for an expensive project is not an easy task. After interviewing five different companies in the Bay Area, considering quality, layout, affordability and ease of process, I decided to go with Adore. Picking an ADU option that fits my needs was fully under my control. The designs, measurements and floorplans are all in the website and they also offer a bunch of options for my style. More importantly, the added values of the Adore team are the customer service and overall experience. I mainly worked with Tom/Ken/Kevin and they are great partners throughout the whole process. Everything started from the first site visit, then engineers and contractors came over multiple times and measure everything and showed me a detail drawing of how it would look like in my backyard. What I really appreciated about them (especially Ken) is how response they were to calls/texts, had great follow-up, and showed LOTS of integrity at every turn. There were a few hiccups but they tried to make it right every time ( and did). We were going to do a drop-in ADU but it didn't work out to do that so we did a stick-build unit. The construction process did go over the timeline ( not Adore's fault) but they stuck through with us to the end. And I did speak to 5-6 ADU companies before choosing Adore. I found that Adore was more upfront with their pricing ( not switch and bait like other companies where they lure you in with a low price and then charge you tens of thousands for upgrades) and I liked that you could visit their model homes to actually see what you would be getting. I would definitely use Adore again!
